55 Third Avenue

The existing 12 story, 55-unit apartment building from the 1980s underwent a major makeover to transform the drab beige brick building into a contemporary silver gray version that contends with the newer apartment buildings in the trendy East Village neighborhood.

Non-load bearing piers along the existing window openings were removed to create continuous openings for new ribbon windows, providing lots of natural light into the reconfigured apartment units.

Through careful zoning analysis a three story addition to the former side yard was permitted to be constructed as an attachment to the building. The addition houses a gym and yoga studio, a new lobby with 24/7 doorman and concierge services, and a sun deck and outdoor terrace space. An offering plan was generated for creating two commercial condos - a retail space on the ground floor and the residences.
