Following our consultation, I will prepare a comprehensive proposal outlining the scope of services, fees, and terms. I encourage you to review the proposal thoroughly and request any necessary revisions prior to finalizing the contract.

As your architect, the scope of services may encompass the following:

DESIGN

Schematic Design: Develop initial design concepts (drawings and sketches) and secure your approval.

Design Development: Refine the approved schematic design, producing detailed drawings, material samples, and coordinating with structural, mechanical, and other consultants as needed. Obtain your approval.

Interior Design: Provide comprehensive interior design services, including lighting design, material selection, and furniture/furnishings procurement.

PRE DESIGN 

Site visit to visually investigate and confirm existing conditions.

Survey property and prepare background drawings.

Investigate the zoning regulations, building codes, and landmark guidelines that pertain to the project.

Finalize project scope.

CONSTRUCTION DOCUMENTS 

Develop Construction Documents (CDs) from approved DDs, detailing all aspects of construction for pricing and building.

Manage the bidding process, including issuing CDs, reviewing bids, and presenting them for your approval.

Prepare and submit all necessary documents for building permit approval.

CONSTRUCTION PHASE 

Review contractor submittals (shop drawings, samples) for CD compliance.

Conduct site visits to verify CD compliance.

Review contractor payment applications.

Manage project closeout, including punch list, occupancy sign-off, and move-in assistance.

POST CONSTRUCTION

Follow up to ensure your complete satisfaction with the final product, confirm it meets your expectations, and gather your feedback, which will be invaluable in informing and improving processes for future projects.
