17 East 12th Street

This former 8-story garage underwent a clever redistribution of square footage to create an 11-story luxury condominium in the iconic Greenwich Village neighborhood.

Three additional stories were created by removing the rear of the parking garage and replacing it to create two penthouse units. The building also features an automated parking system for residents.

Design Role: As an employee at Bromley Caldari Architects, I worked with the developer and a team of lawyers on an offering plan for potential buyers as well as the tax lot floor plans and rezoning to transition the former parking garage into a residential use group.
